Fund the Second Location Without Selling the First Asset
Expansion is the one thing every lender says they support and the one thing they underwrite hardest — because the numbers that justify it have not happened yet.

These are business-purpose loans and are not offered for personal, family or household use. Not available in Nevada, Vermont, North Dakota and South Dakota. If metal prices fall materially we may contact you about adding collateral or paying down the balance to keep the loan-to-value in range.
Why it comes up
The pressure this solves
A second location is a forecast, and forecasts do not underwrite well. The build-out, the deposit, the first three months of rent before revenue — all of it lands before any of the upside does.
Why borrowing fits here
- No forecast required. The collateral is present-tense.
- Interest-only through the ramp, when cash is tightest.
- No covenant tied to the new location performing.
- Repay from the new site once it is trading, with no penalty.
How borrowers usually structure it
Expansion borrowers often take a longer view than the inventory or bridge cases. Size the loan against the build-out cost with room to spare, and keep the loan-to-value well under the ceiling.
Collateral
What you can pledge
Gold Bars
Kilo, 10 oz and 1 oz bars from recognized refiners. Your specific bars are segregated and returned, not equivalent metal.
Explore →
Gold Coins
Sovereign issues are valued on gold content at spot. Collector premium is not lent against, which is worth knowing first.
Explore →
Numismatic & Graded Coins
Graded coins are assessed on certification first and metal second. Nothing is cracked out, cleaned or reholdered.
Explore →
Silver Bullion
Silver is the worst metal to liquidate in a hurry, which is exactly why borrowing against it beats selling it.
Explore →
Platinum & Palladium
Thinner markets that move harder than gold, so the advance may be set more conservatively at verification.
Explore →
Mixed Portfolios
One valuation, one term and one payment across several metals, with price risk spread wider than a single-metal pledge.

Timing
The clock on this
Expansion timelines are almost always longer than the plan says. Fit-out overruns, licensing takes longer than expected, and a new location rarely reaches steady trade in its first months. A short facility against a project on that timescale means repayment falling due while the new site is still consuming cash rather than producing it, which is the wrong shape for the need.
Said plainly
Cheaper things to try first
SBA lending exists precisely for this and the terms are not close — years rather than months, at capped rates, in amounts that suit a build-out. It is slow and paperwork-heavy, and that is the trade. A sensible use of a metal-backed facility here is narrow: securing a lease or a deposit while the longer financing is arranged. Funding an entire expansion this way puts a long project on a short clock.
FAQ
Common questions
- Do you need a business plan?
- No. We are underwriting the metal, not the plan.
- Are there covenants?
- No performance covenants tied to the new location.
- How long can the term run?
- Terms are agreed case by case. Interest-only monthly throughout.
